Full or partial rewires by a certified electrician, new consumer unit, sockets brought up to spec, and an electrical certificate at handover.
New bathrooms, kitchen plumbing, radiators moved or replaced, boiler swaps by Gas Safe engineers, and underfloor heating where it makes sense.
Skim over sound walls, replaster where it's blown, dry line cold external walls, and get ceilings flat before anything gets painted.
Doors, skirting, architrave, fitted storage, staircases refreshed, and floors levelled and laid so nothing squeaks in six months.
Full redecoration inside, exterior masonry and woodwork where needed, and a proper snag walk before we ask for the final payment.

For a lot of jobs yes. We'll talk through phasing and dust protection at the planning stage to keep the disruption down.

A single-room refurbishment usually lands between £4,000 and £9,000. A full ground-floor renovation is typically £25,000 to £55,000, and a whole-house renovation on a three-bed is £60,000 to £120,000 depending on how much structural, electrical and plumbing work is needed. We quote line by line so you can see where every pound goes.
A single room is one to two weeks. A ground-floor renovation is usually six to ten weeks. A whole-house renovation on a three-bed runs twelve to twenty weeks. We give you a written programme before we start and update you weekly.
Internal work almost never needs planning permission, though structural changes need Building Control approval and we handle that. You will need planning if you are extending, altering the roofline, or the property is listed or in a conservation area. We will tell you which applies at the quote stage.
For a lot of jobs, yes. We phase the work so you keep a working kitchen or bathroom for as long as possible, seal off the site with dust protection and keep power and water on outside working hours. For a full-house strip-out it is usually easier and cheaper to move out for a few weeks.
Our core trades are in-house on one full-time crew. Gas and electrical work is done by our own certified engineers. That means one quote, one schedule and one person to ring if something needs sorting.
Stage payments tied to milestones, agreed in writing before we start. No large deposits up front, and the final payment is only due once you have walked the snag list with us.
Yes to both. We carry full public liability insurance and you get a written agreement covering scope, price, programme and payment stages before any work begins.
Regularly. We work to a fixed budget and a fixed date, prioritise the work that actually affects letting or sale value, and can hand back ready to photograph.
